When to reach out

Whether you have lost a job, are struggling to make ends meet, or are already behind, do not wait. The longer a delinquency goes unresolved, the more you may owe and the fewer options remain. Even one missed payment, or the expectation of one, is reason enough to talk with a counselor.

The options we review with you

Every situation is different, so we start by understanding your full financial picture, then walk through the paths that fit. These can include:

Loan modification, which changes the original terms of your mortgage to make it more manageable.

Mortgage reinstatement or a structured repayment agreement.

Forbearance, a temporary pause on payments. It is not forgiveness; the past-due balance is repaid later.

Act 91 and HEMAP, Pennsylvania’s mortgage assistance program (see our About Act 91 page).

The Bucks County Mortgage Foreclosure Diversion Program, where we prepare you and attend the conference to advocate on your behalf.

Deed in lieu of foreclosure or a short sale, when staying in the home is not the goal.

For renters, help working out an agreement with your landlord, plus referrals to legal aid and local rental assistance when you qualify.

myWaypoint is a HUD- and PHFA-approved agency, and our foreclosure services are subsidized by PHFA, so counseling is free.

Frequently asked questions

Can you really stop my foreclosure?

In many cases, yes. There are numerous programs designed to help you stay in your home, and myWaypoint’s certified counselors review every option that fits your situation, from loan modification and reinstatement to state assistance and the Bucks County diversion program. The key is timing: the sooner you reach out, the more options remain open. Even if you are already behind, it is usually not too late, and our counselors can help at any stage.

Nothing. myWaypoint’s foreclosure and eviction prevention counseling is free. As a nonprofit, formerly the Credit Counseling Center, our foreclosure services are subsidized by the Pennsylvania Housing Finance Agency. Our only goal is to help you keep your home or apartment, so you will never be charged for this counseling. Please do not let worry about cost keep you from getting help early, when the most options are available.

A loan modification is an agreement between you and your mortgage company to change the original terms of your loan, which can make payments more manageable. myWaypoint helps you apply for a modification with your lender and keeps working with you and the lender until a resolution is reached. We also review other tools, such as reinstatement, repayment agreements, and forbearance, so you can compare what each means for your budget and your credit.

Yes. If you are behind on rent, myWaypoint helps you work out an agreement with your landlord and connects you with local rental assistance and legal aid when you qualify. Our trained counselors know the programs available in Pennsylvania and will review which one best fits your situation, then work with you for as long as it takes to help you stay in your home.
